What is strata common property?

Common property is all the areas of the land and buildings not included in individual lots. Common property is jointly owned by all owners, with the owners corporation responsible for its management.

Common property usually includes:

  • Boundary doors and windows
  • Boundary walls, including structures within the wall and their working parts
  • Structure of all floors, including slab, tiles, floorboards and Magnesite finish
  • Original floor tiles, including those in the shower
  • Electrical wiring in the common property or servicing more than one lot
  • Pipes in the common property or servicing more than one lot
  • Ramps and stairways
  • Ceramic tiles originally attached to a common property surface such as the floor or boundary wall)
  • Pipes in the common property or servicing more than one lot
  • Electrical wiring in the common property or servicing more than one lot
  • Parquet and floor boards originally installed
  • Firealarms
  • Balcony walls and doors, if the strata plan was registered after 1 July 1974
  • Garden areas if the strata plan was registered after 1 July 1974, unless the strata plan says it’s not.
