Are strata balconies common property?
If your strata plan was registered before 1 July 1974 your balcony walls, windows, doors and any working parts are usually part of your lot and therefore your responsibility to maintain and repair them.
If your strata plan was registered after 1 July 1974 your balcony walls, windows, doors and any working parts are generally common property and it is the responsibility of the owners corporation to maintain and repair them.
Any flyscreens and/or security doors that have been installed by an owner AFTER registration of the strata plan are the responsibility of the lot owner.
If your strata plan is not included in your contract of sale, it can be obtained through NSW Land Registry Services.
