What is a strata lot property?

The areas that you own are known as your strata lot and they are the inside of your individual property, as opposed to the common property areas that you jointly own with all the other owners in your strata building.

Your strata title is a legal document that defines the areas of ownership of your apartment, building, or office, and it outlines the boundaries of your strata lot. These boundaries are generally defined by:

  • The upper surface of the floor (but not including carpet)
  • The undersurface of the ceiling
  • All external or boundary walls (including doors and windows)

The size of strata lots will vary and the differences in size between the strata lots will be reflected in the strata fees payable as well as your voting rights, i.e. the larger your lot, the higher your strata fees and the greater your voting rights.
