What is a strata committee?

The strata committee is similar to the board of directors of a company. It has wide ranging powers to make decisions on behalf of the owners corporation unless restricted by the owners corporation at a general meeting.

A strata committee can have anywhere between 1 to 9 committee members, all of whom are elected annually at the AGM. Large strata schemes with more than 100 lots must have a minimum of 3 committee members.

Three office bearers (officers) must be chosen from the strata committee members: a chairperson, a secretary and a treasurer. One person can be nominated for all 3 positions as long as they are willing and capable of undertaking the duties required for each of these positions.
