What do you need to do if you are thinking about getting a pet and you live in strata?

Often by-laws will have a clause that directly relates to pets within a strata property so you need to first check the strata bylaws to see what the process is and what information is needed for approval.

It is common for there to be restrictions in the by-law relating to the type of pet that can be kept, number of pets and size of pets.

You may need to tell the owners corporation before you get a pet by writing to the secretary or strata manager. The owners corporation may ask you for:

  • the pet’s name, type, breed, weight and age
  • a photo of the pet
  • Proof that your pet has had its recommended vaccinations, microchipping and is registered with the local Council (as applicable)
  • References regarding the pets nature and behaviour from past landlords and neighbours can also be required.

Fresh Strata has an application form that residents can complete to provide all the required details necessary for the strata committee to make a decision on the application.  Each application is assessed on its own merits by the strata committee when considering an application.
