What is the difference between an owners corporation and a strata committee?

While the owners corporation is composed of ALL of the owners of the lots in the strata scheme, the strata committee is like the board of directors of a company.

Strata committees have wide ranging powers to make many decisions on behalf of the owners corporation, unless restricted by the owners corporation at a general meeting or by operation of the Act.

Strata committees look after the administration and management of the property. Some decisions it can make on its own, while others must be put to a vote of all members of the corporation.

Committees can also outsource the day-to-day or technical responsibilities to a specialist strata management firm.
