Our General Manager, Nathan, and all the team would like to thank you for choosing Fresh Strata to manage your property in 2022 and take this opportunity to wish you and your families a very Merry Christmas and Happy New Year.

At Fresh Strata every decision we make is customer inspired, and customer feedback continually drives our innovation, which is why we are delighted to let you know about some of the exciting new changes we are implementing in the new year.


New year … new branding, new website and new premises!

In 2023 we will be updating our brand identity and launching a refreshed company logo, so you will see changes over the next few months to our letterhead, emails, website and other business stationary.

We are also launching a new refreshed website full of useful information, as well as a quarterly newsletter packed with informational and informative industry news, tips, and legislation updates.

This new website contains new online pet applications, renovations applications and other forms that can be completed on tablet, mobile and computer.

And finally, we are moving premises too. We can’t reveal the address or moving date of our new office yet, but rest assured it will still be located in Brookvale, right in the heart of the Northern Beaches, and staffed by the same Fresh Strata team of locals.

Electricity deal

Regular Zoom meetings with Strata Committees
By introducing complementary regular Zoom meetings with Committees, we have enabled Committee Members to have more face-to-face time with your Strata Manager to regularly meet and review financials, discuss plans for the building and roadmap future works, etc.

Annual onsite walkarounds
Our annual onsite walkarounds at your building allow the Strata Manager to review the site and Committees to meet with the manager and show them around, update notes on strata plans, take photos, etc.

Membership of the NSW Professional Standards Scheme
Our membership to the NSW Professional Standards Scheme provides our customers with assurance that our business is regulated and compliant to the NSW Government requirements.

Our membership offers our customers reassurance of our professionalism through increased Continuous Professional Development, more robust industry complaints handling and a commitment to consumers to ensure high professional standards across our business.


Welcome to our two new Fresh Strata team members

As our business continues to grow, so does our team.

Benjamin Major-Mills (Licensed Strata Manager) and Kasy Coombs (Compliance Manager) both joined our Fresh Strata team in 2022 and we are delighted to have them on board.

Benjamin has 5 years experience in the strata management industry, working for larger strata management companies on Sydney’s Northern Beaches and North Shore.

After originally working for Fresh Strata as a Strata Manager, Kasy left the team six years ago to gain experience working as a private certifier and compliance manager, only to return to Fresh Strata in 2022 to a new role as Compliance Manager.

Protect your strata property during storm season

Storm season in Australia runs from November to April and The Bureau of Meteorology is expecting an above-average number of tropical cyclones for the 2022–23 storm season.

With Australia in line for a third consecutive La Nina season, here are some simple things you can do to prepare your homes, families, pets and insurances in the event of natural disasters.

  • Check and clean your roof, gutters and downpipes
  • Identify loose objects on your balcony that can turn into missiles in a storm and put them away or secure them if a storm approaches
  • Have masking tape and plastic sheeting or large garbage bags available for emergency rain protection
  • Review your emergency evacuation plan and remind all household members of the evacuation meeting point
  • Ensure you have up-to-date insurance valuations
  • Assemble a storm emergency kit containing items such as a portable battery operated radio, torch, spare batteries, candles, fresh water, a first aid kit and basic first aid, essential medication, a list of your emergency contact numbers and a car charger for your mobile phone.

If you need an emergency repair out of office hours, We also have a team of local, trusted and highly-experienced tradespeople available for emergency repairs 24/7.

Don’t forget to call 000 for life threatening emergencies or the NSW SES (132 500) if you have experienced damage from storms, wind, hail or a fallen tree, and if a tree branch is threatening your home.


Christmas Closure Dates

Just a friendly reminder, our office will be closed for Christmas from 5.30pm Friday 16th December and will reopen Monday 9th January 2022.

During this period of office closure you can access and download forms 24/7 via our portal and for emergency repairs you can call our friendly and experienced after hours repair line on 02 9336 1800.⁠

Welcome to our Fresh Strata Autumn Newsletter.

Well it’s certainly been a wet and wild start to autumn, with many of our Northern Beaches clients impacted by the recent storms and flooding.

The Fresh Strata Team has been busy assisting our clients during office hours, with all clients also having access to 24/7 support via our After-hours Emergency Page.

Behind the scenes we’ve also been busy building our new and improved website which will make it easier for you to access the information you want and download the forms you need.

International Women’s Day High Tea

Did you know that over 80% of our Fresh Strata employees are female?

This International Women’s Day, three of the Fresh Strata team attended the Strata Community Association (NSW) International Women’s Day High Tea to learn more about calling out and breaking the bias for women in society, the workplace and beyond.

We were privileged to hear from two inspirational speakers: Christa Lenard, the employment, workplace relations & safety lawyer and partner at Kingston Reid, and Julia Banks, who is also a lawyer and is the Federal member for Chisholm in the Australian House of Representatives.

New Strata Hub Coming Soon

The NSW Government is building an online digital platform called Strata Hub to make it easier for people who build, own, live, or work in strata to get the information they need about a strata building.

The new Strata Hub will provide:

  • a central point for strata schemes to report key information each year
  • contact details for strata managing agents
  • a range of education resources and information to support strata communities
  • access to fire inspection reports
  • details on how environmentally friendly a building is
  • access to the digitised Strata Building Bond & Inspection Scheme (SBBIS) for newly constructed strata developments to identify and fix early building defects.

The Strata Hub is designed as a seamless digital platform that joins up the development application process to the construction and management of strata buildings. The government charge is $3 per plot per plan/annually.

What Is The Role Of A Strata Committee?

Strata committees are formed to represent the owners’ corporation and are in many respects like the board of directors of a company.

A strata committee can range in number from 1 to 9, all of whom are elected annually at the AGM.

There is no qualification to being a member of the SC, even non owners can be members. To be a member of the SC it is necessary for an owner to make the nomination either before or at the AGM.

From, Friday 29 April 2022, Australia Post outlets will continue to accept payments via cheque and eftpos, however the changes to cash payments via DEFT means they will no longer be accepting cash payments via DEFT at Australia Post outlets.

They are removing the DEFT Australia Post payer fee of $2.75 to make the switch easier so any payments made at Australia Post via eftpos or cheque will be fee-free.
